These Terms of Service ("Terms") govern the use of the website and application (the "Service") operated by the Operator ("we", "us", or "our"), through which users may book and rent short- or long-term accommodation located in Europe.

By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, you must not use the Service.

"Operator", "we", "us", or "our" refers to the natural person or legal entity that operates the website and provides the accommodation rental services.

2. Eligibility

You must be at least 18 years old and legally capable of entering into a binding contract to use the Service.

3. The Service

The Service allows users to:

• View and book an apartment for rent
• Communicate booking details
• Complete payments via a third-party payment processor

We reserve the right to modify, suspend, or discontinue the Service at any time.

4. Bookings and Payments

• All bookings are subject to availability and confirmation.
• Payments are processed via Stripe, a third-party payment service provider.
• The Operator does not store full payment card details and only retains a Stripe charge reference for accounting and dispute purposes.
• Prices, taxes, and fees are displayed before confirmation of booking.

5. User Obligations

You agree to:

• Provide accurate, complete, and truthful information
• Use the Service only for lawful purposes
• Not misuse, disrupt, or attempt to gain unauthorized access to the Service

You are responsible for maintaining the confidentiality of your booking details and communications.

6. Identification Requirements

For legal, security, and regulatory purposes, we may require you to provide personal identification information (such as a personal ID or passport number). Failure to provide required information may result in cancellation of a booking.

7. Cancellations and Refunds

Cancellation and refund policies are disclosed during the booking process and form part of these Terms. Refunds, where applicable, are processed via the original payment method.

8. Limitation of Liability

To the maximum extent permitted by law:

• We are not liable for indirect, incidental, or consequential damages.
• Our total liability shall not exceed the amount paid by you for the relevant booking.
• Nothing in these Terms limits liability where such limitation is prohibited under applicable law.

9. Termination

We may suspend or terminate your access to the Service if you violate these Terms or applicable laws.

10. Governing Law

These Terms are governed by and construed in accordance with the laws of Bulgaria, without regard to conflict-of-law principles.

11. House Rules

This is a no-party, no-pets, no-smoking apartment. The use of illegal substances or participation in unlawful activities is strictly prohibited. Rearranging of furniture is not allowed. Quiet hours are from 2:00 p.m. to 4:00 p.m. and from 10:00 p.m. to 8:00 a.m.

12. Operator Information

The Service is operated by ELCONSULT ATANASOV EOOD, acting as a legal entity.

In the event the Service is later operated by a legal entity, this section will be updated accordingly.
